Vastu Checklist for Buying a New Apartment

If Vastu matters to your household, decide how you want to use it before shortlisting apartments. This checklist helps organise the plan and your preferences. It describes a traditional interpretive perspective, not scientific evidence of health, prosperity or property returns.

1. Confirm the actual plan and north direction

Obtain the plan for the exact unit and floor you are considering. Verify the direction marker rather than assuming the top of a brochure is north. A rotated screenshot or a mirrored unit plan can change the interpretation. If the direction is uncertain, keep the Vastu assessment pending.

Check which entrance is being discussed: the apartment entrance, building entrance or site access. Keep those distinct in your notes. Ask the seller to clarify plan revisions and compare the drawing with the actual unit where possible.

2. Mark the rooms and circulation

Identify bedrooms, kitchen, toilets, living area, balconies and storage. Note fixed elements, shared walls and service shafts. Do not judge a room from a label alone; check usable dimensions and how furniture, doors and movement will work.

Traditional recommendations can vary between practitioners. Ask which interpretation is being applied and what assumptions it uses. There is no reason to present one unexplained rule as a universally proven outcome.

3. Check daylight, ventilation and comfort separately

Visit the actual flat or an appropriate equivalent and assess daylight, ventilation, privacy, noise and accessibility. Consider how the household uses the space at different times of day. A preferred orientation does not make an inconvenient room comfortable or a noisy location quiet.

For physical or building-services concerns, seek advice from a suitable technical professional. A traditional interpretation cannot diagnose structural safety, indoor air quality or health effects. Keep those questions on the practical inspection list.

4. Agree on flexible and essential preferences

Write down the preferences that matter most to the people who will live there. Separate requirements from nice-to-haves before comparing units. In an apartment, some features are fixed or shared, so acknowledge trade-offs instead of searching for a supposedly perfect layout.

Compare those preferences with affordability, commute, room usability and documented property risks. If meeting a layout preference requires taking on an unaffordable cost or unresolved legal issue, reconsider the shortlist.

5. Check changes before considering remedies

If a recommendation involves moving walls, plumbing, electrical work or entrances, obtain appropriate professional and building-management advice first. Structural and service alterations can have practical and permission constraints. Do not undertake work solely because an interpretation suggests it.

Ask for the cost, disruption and limitations of any proposed change. Be wary of claims that a purchase, object or alteration guarantees prosperity or removes every concern. No Vastu remedy establishes title, approvals or future returns.

6. Keep the purchase due diligence intact

Review the project and phase, applicable RERA disclosures, title, approval documents, cost sheet and agreement independently. The official project record is a useful source for factual checks; it does not validate a Vastu interpretation.
