Property analysis online should help you distinguish an advertised claim from evidence you can verify. Start with the exact project, phase and unit, then work through cost, delivery and location questions.

Identify exactly what you are researching

Write down the marketing name and the promoter’s legal name, project phase, tower, unit configuration and claimed registration number. Similar project names and phases can have different records. A broad developer search is not enough to establish the position of a particular unit.

Keep the brochure, cost sheet, listing link and proposed agreement together with their dates. If two documents disagree, record the conflict rather than choosing whichever sounds more reassuring.

Four layers of real estate project analysis

Research is most useful when each conclusion has an evidence source and a clear scope. A good-looking brochure or a confident AI summary does not establish legal title, current approval status or delivery certainty.

Promoter and official records

Match the registration to the promoter and phase on the relevant authority portal. Review available updates and orders. Ask a lawyer about title, the seller’s authority and the transaction documents.

Price and unit definition

Compare like-for-like area measures and inclusions. Request an itemised cost sheet, payment schedule and written clarification of exclusions before calculating affordability.

Location and daily use

Check the actual access route, noise, utilities, nearby services and commute at the times you will use them. Separate operational infrastructure from a proposed plan.

Delivery and agreement

Read the contractual possession provisions, remedies, cancellation terms and maintenance obligations. Investigate material gaps before transferring money.

Treat missing evidence as a finding

“Not verified” is different from “false” and from “safe”. When an official record is unavailable, ask for the right identifier or document and pause that part of the conclusion. Do not substitute an unrelated phase’s registration or an old portal screenshot.

Before booking, make a short unresolved-questions list. Assign each question to the person who can answer it: promoter, authority, lender, independent engineer or lawyer.

What if a property record cannot be verified?

Keep that issue unresolved and obtain the correct record or professional advice. Missing evidence should never be presented as a positive clearance.
